General Construction Specifications
Foundation works. All structural concrete to be of highest BS 225 grade with grade compliance control in the process. All iron reinforcement bars be of highest ST.l gade. Roof timber and formwork to be in compliance with BS standards.
Brickwork. Light-weight Aerated Autoclaved Concrete bricks to be used for walls (providing better thermal and noise isolation than brick cavity walls). All floors to be DPC membrane fitted.
Plastering works. Gypsum plastering on top of AAC bricks with reinforcing flexible thread net installed.
Paintwork. Plastic emulsion paint of high standard to be used for walls and ceilings. Balconies, terraces and roofs to be constructed with DPC membrane.
Tiles. High quality ceramic tiles to be used for all floors and partially for the walls (up to the door level). Tiles are available in a wide variety of colours, shades, textures and patterns. Tiles are scratch-resistant, heat and water-proof. The grout filling is also available in a variety of colours and shades. Its durability, easiness to maintain and attractiveness are definite advantages.
Doors. For the Internal doors "American Press" doors with door accessories (handle and lock) are to be used. External doors to be made of massive wood. With handles and locks included.
Furniture. Fully fitted kitchen includes cabinets, wall cabinets, breakfast bar (where applicable) and plastic laminate counter top. Laminate is durable, easy to clean and water resistant - a wide range of colours, textures and patterns is available. All bedrooms to have full size closets (where applicable). Come-in set furniture for the hallway is also included (where applicable).
Sanitary Fittings. Sanitary fittings and accessories to be of highest quality ensuring durability.
Water. Mains water supply. Pressured water system used to ensure the necessary water pressure. Additionally - 2 tons water tank and 1 ton roof tank to be included.
Solar Panel System. Solar Panel System to be included providing ready to use hot water and saving electricity for over 8 months every year.
